Cancellation Policies
  • Cooling Off Period
    Tenants have the right to cancel within 7 days of: Making a payment online; or Setting up a payment agreement online. If the payment is for goods, cancellation is allowed within 7 days of receiving the goods, whichever period is longer. If the order is cancelled: Payments will be refunded. Any goods supplied must be returned to Unipol at the tenant's own cost. The refund will only be processed after Unipol receives the returned goods.
  • No Place No Pay
    For prospective tenants who do not meet the required grades and therefore do not study at either Nottingham university: The tenant will be released from the tenancy if they notify Unipol in writing before 12:00 PM on Monday, 17 August 2026. If the request is made after this deadline, the standard tenancy release process applies.
  • Early termination by students
    After the grade release deadline, tenants wishing to leave must follow Unipol's tenancy release process.
  • Extenuating Circumstances
    Unless exceptional circumstances can be demonstrated, tenants are expected to fulfil their contractual obligations and the tenancy cannot be cancelled or ended by giving notice.
  • Other cancellation policies
    Once a tenancy agreement has been signed, it is legally binding. Tenants cannot change their mind after signing unless a specific tenancy release policy applies. The tenancy commits Unipol to provide the accommodation for the contract duration and commits the tenant to pay rent for the full contractual period.
  • Payment and Fees

    No security deposit is required for Unipol tenants in shared student accommodation.

    Pay In Instalment

    Rent may be paid by instalments according to the payment dates specified in the tenancy agreement. International students who plan to open a UK bank account after arrival can set up their installment plan once they receive their new UK bank details. If setting up the installment plan results in a delay to rent payments, students must inform the Finance team as soon as possible.

    Is there parking?

    Oak House is in a strictly city centre location, and there is no on-site parking. It is a 5-minute walk to the top of Leeds University campus and a 10-minute walk to the heart of Leeds city centre and the central library.

    How big are the beds and how much storage do they have underneath?

    The beds are 3/4 size (Small Double) – 4ft x 6ft.The storage space under the bed is approximately 15cm high. Two shallow storage boxes can fit underneath, along with additional cardboard boxes and other items.

    What if I change my mind?

    When you take up the tenancy, the agreement and cancellation terms provided by the accommodation team will apply.

    What is the difference between a Standard and Deluxe room at Oak House?

    There are 6 room types at Oak House, and all are en-suite. Room types are based on whether the accommodation is a studio or shared flat, as well as room size.Studio Executive – 25m² plus (double occupancy permitted) Studio Standard – 20m²–25m² Executive – 20m² plus bedrooms Deluxe – 15m²–19m² bedrooms Standard – 12.5m²–15m² bedrooms Economy – Under 12.5m² or restricted head height (all greater than 11.7m²)

    What is the payment schedule? Will it be monthly, weekly, or quarterly?

    Postgraduates on a 51-week tenancy pay monthly. Studios are paid monthly. Undergraduates pay in instalments in line with their student loan schedule. The first payment is due on 1st October, followed by payments in January and April.

    It says the room is suitable for postgraduates, so does that mean I’ll be guaranteed to share a flat with only postgraduates?

    Where possible, rooms will only be let to postgraduate or international students. However, there are also plenty of flat options available for undergraduate students.
